Most purchases are subject to a 3.09% property transfer tax. New builds can carry 24% VAT instead, but Greece has suspended VAT on qualifying new homes until the end of 2026, so most presale buyers currently pay the 3.09% tax (current as of July 2026).
A notary executes the deed and the sale is registered at the land registry. Notary fees usually run 0.8%–1.5% of the property value, and registration adds roughly another 0.5%–0.7%.
Buyers appoint a lawyer for due diligence, typically 1%–2% of the purchase price, plus a tax representative if you need a Greek tax number. In total, plan for roughly 5%–9% on top of the property price.
